The landed are unable to compare with the condo due to the uniqueness of the building & design as well as the material used for the development. For landed house it should consider the land size as well & not just require to compare the build up psf only because the landed price are the major thing that affect the property price.

Properties like Victoria Villas, or indeed opportunities to buy such properties do not come round very often. Even ignoring the excellent location and the very good value.

  1. The Victoria Park Grove is the only road the project & is private. It is only use by residents and guest. it will be quiet road, low traffic & save as compared to the neighbourhood road where everyone is sharing
  2. The project is built on an elevated land where it will capture steady flow of wind breeze
  3. Low quantum to own a GCB prime location house.
  4. Excellence layout design such as space in front the 1st floor is created for the garden. Many houses use this space for car park, resulting in a smaller usable area.Therefore, compared with the same land size, it has a bigger usable space than many houses outside this development. The car park is planned in the basement for this development. every dollar well invest
  5. The is not worry that your neighbors start rebuilding or major renovate.
  6. The development where all are new and uniform. Old estate will have different type of building within the neighborhood. Eg old , single story, large house etc.
  7. Only $4.5m to owe a prime location house. Victoria Park is only for GCB but now only 109 allow for semi d and detached are built in this location.

The initial launch was delayed due to the soft housing market, and the sales price today is considerably lower than the developer would have hoped for when they began the project.
